Metes and Bounds description

This app is designed with a Text Based Artificial Intelligent (TBAI) interface to make it easy to input known Metes and Bounds courses for a property boundary using simple text.

Optional Online Help

Four codes are required DIR, NE, Name, Unit: (CODE = VALUE) They MUST be entered on the FIRST FOUR LINES, as follows:

DIR = CW or CCW

CW is for a clockwise direction around the parcel.
CCW is for a counter clockwise direction around the parcel.

(The direction is required in order to properly calculate the area through curved segments.)

NE = 10000,10000 (Northing and Easting)

Substitute 10000,10000 for any value you want to use as the starting coordinate pair for the boundary.

Name = My first parcel

On the right side of the = sign type a description of the parcel or lot.

Unit = FT or M

FT is for the imperial (US) system.
M is for the metric system.


Starting on the fifth line, enter each course for the parcel or lot on a separate line using commas between the elements. This app will recognize Line and Simple Curve formats as follows:

[Line format] (Direction) Ndd-mm-ssE,distance,(POB or comments)

Example: N05-21-32E,143.23

If the direction and distance are a lead in course to the Point of Beginning, then add ',POB' at the end of the line to indicate that the closed parcel starts on the next line.

Example: N05-21-32E,143.23,POB

[Curve format] c,(LTB, Chord Bearing or Radial Bearing) Ndd-mm-ssE,radius+/-,(Delta) dd-mm-ss, dd.ddd, Gdd.dddd or (curve length) Lxx.xx,(comments)

LTB Ndd-mm-ssE (The default type)
Chord Bearing: cNdd-mm-ssE (Precede the bearing with a 'c')
Radial Bearing: rNdd-mm-ssE (Precede the bearing with a 'r')

Example:
c,S32-26-35W,7539.44+,1-42-52

The TBAI utilizes the boundary information that is typically shown in Legal Descriptions, Plats, Results of Survey, etc.

The following shows the TBAI with an example project from Book 5 - Parcel Boundary:


NOTES:
Course direction formats:

Bearings: (Ndd-mm-ssE, Ndd.dddddE) all four quadrants
North Azimuth: (NAZdd-mm-ss, NAZdd.ddddd)
Cardinal: (N, North, S, South, E, East, W, West)
Grad a.k.a. Gon: (Gxx.xxxxx)
Delta: (dd-mm-ss, dd.ddddd or Gxx.xxxxx)

Aliquot Parts Instructions

This app is designed with a Text Based Artificial Intelligent (TBAI) interface to make it easy to input known Aliquot Parts of a legal description using simple text.

Optional Online Help

Two codes are required SEC and TR: (CODE = VALUE)
They MUST be entered on the FIRST TWO LINES, as follows:

SEC = Section #
TR = T.?N. R.?W.

These values will be displayed on the typical section drawing when the "Plot" button is tapped.

Starting on the third line, type in the quarter quarter call-out as such:

NE4 SW4 etc.

Each quarter quarter call-out needs to be on a separate line.

Example:
SEC=27
TR=T.4S. R.3E.
W2 NW4
NE4 NW4
E2 SW4
S2 NE4
SE4


The following shows the TBAI with a typical entry:



When the "Plot" button is tapped, each quarter quarter call-out will be plotted on a typical section layout in a different color. A legend will be shown for each color and along with its description.

(The numbers 4 for 1/4 and 2 for 1/2 can be omitted)
